Tucson Homeowners: Why Fall Is the Time to Check Your Foundation for Critters

The nights are finally cooling off in Tucson, and we're not the only ones who noticed. As temperatures drop, snakes, pack rats, and mice start looking for a warm, protected place to spend the winter. After a long monsoon season, a lot of Tucson homes are offering them an open invitation without the homeowner even knowing it.

The good news is that a quick walk around your house can tell you a lot. Here's what to look for, why it matters, and how one of our recent clients solved the problem for good.

Why Fall Is Prime Time for Critters in Tucson

Snakes don't truly hibernate. In the cooler months they go into a slowed-down state called brumation, and in the fall they're actively on the move looking for a protected spot to wait out the winter. That's why October can be one of the more active months for rattlesnake sightings around Tucson.

Rodents are on the same hunt. Pack rats and mice want warmth, shelter, and a steady food source, and the space under or inside your home checks all three boxes. Once they find a way in, they tend to stay, and other critters often follow them.

How Monsoon Season Opens the Door

Monsoon storms are hard on Tucson homes, especially at ground level. Heavy, fast rain can wash soil away from the base of your house, widen small cracks in the foundation or stucco, and leave gaps where the wall meets the slab.

Those openings might not look like much, but a mouse can squeeze through a gap about the size of a dime, and a small snake doesn't need much more. A crack that wasn't there in June could be a doorway by October.

Your Fall Foundation Checklist

Take 15 minutes this weekend and walk the full perimeter of your home. Look for:

  • Cracks or gaps where the wall meets the foundation. Pay extra attention to corners and the sides that took the most rain.
  • Soil pulled away from the base of the house. Erosion can expose gaps that used to be underground.
  • Gaps around pipes, vents, and utility lines. These are some of the most common entry points.
  • Droppings, nests, or gnaw marks nearby. These are signs something has already found a way in.
  • Damp spots or staining near the base of walls. Lingering moisture after monsoon season is a red flag.

If you spot a snake, keep your distance and call a professional removal service. Don't try to handle it yourself.

Why It Matters (Even If You Haven't Seen a Critter)

The same gaps that let critters in also let in water. Moisture that collects around or under your foundation can lead to mold, wood rot, and damage that gets more expensive the longer it sits.

Sealing up your foundation isn't just about keeping pests out. It's about protecting the structure of your home before small problems turn into big repairs.

A Real Tucson Example

One of our recent clients came to us because rodents and snakes were getting into her home through the foundation. Instead of a quick patch, Alex walked the property, found where they were getting in, and put together a plan to seal the foundation and keep moisture out at the same time.

Here's what she had to say:

“

One of the best decisions I made was hiring Alex to generate solutions and a plan to protect my home from rodents/snakes that were entering through the foundation. Alex is HONEST, FAIR, WISE and his plans make sense. The plan not only rid my home of 'intruders' but has also protected my home from mold and other calamities. He stayed in contact with me throughout construction and was respectful of my budget. His crew is polite, hard working and quality craftsmen!!

She was so happy with the results that she's already planning to have us remodel her bathroom next. Read more reviews from our clients here.
